Austin (Travis County) — A local real estate company has agreed to defer a decision on its zoning application for a multi-family development to meet with a neighborhood committee at Tuesday’s meeting of the Zoning and Platting Commission.
The project site known as Wayfinder Multifamily Development is 8.87 acres consisting of four plated lots. There is currently a flag and flag pole retail store, a single family residence and numerous heritage trees on the site.
Located at 8401 South 1st Street in South Austin, the lot has frontage on South 1st Street and access to the Orr Drive terminus.
Wayfinder Real Estate, the developer, wants to convert the property from Neighborhood Commercial Mixed-Use (LR-MU) zoning to Multi-Family Conditional Overlay (M-4-CO) zoning to develop 290 units.
Board staff recommend rezoning of the property.
The conditional overlay would apply to the following development standards:
- A maximum height of 50 feet and four stories;
- A maximum of 290 units;
- A setback of at least 45 feet wide for dwelling units along north and east property lines adjacent to single family residences;
- A sturdy six foot high fence along the northern and eastern boundaries of the property;
- An eight foot wide vegetation buffer will be provided and maintained along the northern and eastern boundaries of the property and will limit access to Orr Drive to bicycle, pedestrian and emergency entrances and exits only.
MF-4 zoning allows for a maximum impervious cover of 70%, as well as green space allocation at the time of site plan submission.
A conceptual site plan by the Austin office of Kimley Horn shows seven multi-story buildings, a swimming pool, and a clubhouse with amenities.
Buildings 1 to 4 will have two and three floors. Buildings 5 and 6 will have four floors. Building 7 will have three and four floors.
